Appraisal Came In Low? Organize a Useful Review Request

Appraisal Came In Low? Organize a Useful Review Request

Adam Wiener

Quick Answer: If an appraisal is lower than expected, first identify the specific issue. A factual error, a question about comparable sales and a disagreement with the conclusion are different concerns. A useful request explains the concern with evidence and follows the process established by the client or recipient.

Read the assignment before comparing numbers

Check the effective date, property interest and intended use. Confirm that the competing number addresses the same property and time.

An asking price, automated estimate or later sale is not automatically proof that an appraisal is wrong. A meaningful comparison needs context about dates, property characteristics and the evidence available.

Describe factual questions precisely

Point to the relevant page or item in the report. Identify the information you believe is incorrect and provide a document that supports the correction.

Keep the request concise. A property record, dated photograph or other relevant source is more useful than a general statement that the result feels too low. Do not edit or circulate a changed copy of the appraiser’s report as though it were an authorized revision.

Explain suggested comparable sales

For each proposed sale, include the address, sale date, price and source. Explain why its property characteristics and location make it relevant.

Do not select properties solely because their prices support a preferred result. The appraiser still needs to consider suitability and differences. Providing a sale does not guarantee that it will be used or that the conclusion will change.

Use the right review channel

For a mortgage appraisal, ask the lender about its reconsideration-of-value process. For a private assignment, ask the client or appraiser how questions should be submitted.

A second valuation and a formal appraisal review are different assignments. If either is being considered, clarify the scope, intended users and recipient’s requirements. This article does not establish that Aladdin offers every type of appraisal-review engagement.

Frequently Asked Questions

Will correcting an error change the value?

Not necessarily. The effect depends on the relevance and analysis.

Should I order another appraisal immediately?

First ask what the recipient will accept and how it handles concerns.

Does a low result prove bias or poor work?

The number alone does not establish either. Document specific concerns and use the appropriate process.
